Off-Market Homes in Los Angeles: How a Private Sale Works

by Andrei Rafols

Not every home sale starts with a public listing. Some sellers in Silver Lake, Los Feliz, Hollywood and West Hollywood prefer to test the market quietly first. Here is how an off-market sale works and what it trades off.

Why sellers choose it

Privacy, fewer showings, control over who walks through the home, and a chance to test a price before going public.

The trade-off

Fewer buyers see the home. Less competition can mean a lower price or longer search for the right buyer. That trade-off should be a conscious choice, not a default.

How it works

MLS rules generally require a listing to go into the MLS soon after any public marketing. A seller who wants a private sale signs a written election to keep the listing off the MLS. These rules changed in 2025, so I confirm the current CLAW requirements with every seller before we start. The home is then shown to qualified buyers through agent networks, with proof of funds or pre-approval before showings. If the seller later wants broad exposure, the home goes into the MLS.

For buyers

Off-market homes go to buyers who are ready. If you are searching in my focus areas, share your criteria and proof of funds or pre-approval, and I will let you know when a matching property comes up.

Every buyer is treated equally under fair housing law, on or off the MLS. Call me to talk through whether a private sale fits your goals.
